What can you expect during your Home Inspection?
What to expect during a home inspection. That is a fantastic question, but difficult for a home inspector to answer fully, but we will give it a shot. Why? Because we inspect over 2000 items and components on a home inspection. We consider thousands of factors based on the property, and examine endless amounts of potential issues.
However we strive to help our clients more clearly understand what is included on their home inspection, and what home inspectors look at, and here is a basic list of some things we look at during a routine home inspection with 818 Inspections!
ASHI Certified Home Inspector
Roof Inspection
Includes the roofing material, flashings, gutters, and downspouts.
Exterior
Includes Lot Topography, Driveway, Sidewalk, Patio Covers, Siding, Doors and Windows, Exterior Walls, Trim, Garages and more.
Electrical
Includes 120/240 V service entrance, outlets, lights, main and sub electrical panels, GCFI, AFCI, and wire distribution.
Plumbing
Includes the hot water heater, the supply piping, drain pipes, drain or supply pipe leaks, gas supply, clean out location, and more.
HVAC
Includes the heater and air conditioning unit, heat and air distribution, heat source, and more
Kitchen
Includes countertops, sinks, ovens/cooktops, disposal, dishwashers, exhaust hoods, trash compactors, and more.
Bathroom
Includes sinks, countertops, showers, tubs, toilets, and tub/shower enclosures.
Interior
Includes walls, ceilings, floors, countertops, cabinets, windows, doors, laundry rooms and hookups, carbon monoxide detectors, smoke detectors, stairs, and more.
Ventilation

Structure
