Molds produce tiny spores to reproduce. Mold spores waft through the indoor and outdoor air continually. When mold spores land on a damp spot indoors, they may begin growing and digesting whatever they are growing on in order to survive. There are molds that can grow on wood, paper, carpet, and foods. When excessive moisture or water accumulates indoors, mold growth will often occur, particularly if the moisture problem remains undiscovered or un-addressed. There is no practical way to eliminate all mold and mold spores in the indoor environment; the way to control indoor mold growth is to control mold.


Mold testing by 818 Inspections can help you determine if your home contains hidden black mold and other toxins that could jeopardize the safety of your family.  Our certified home inspectors are able to give comprehensive mold inspections and mold testing both as a stand alone service and as an additional component to a whole home inspection. Our certified home inspectors already obsessively look for moisture in homes we inspect (the prime culprit for mold growth), but taking the additional step of ordering mold testing and mold sampling during a home inspection can help find hidden sources of mold before it impacts your family.


818 Inspection uses only accredited laboratories for analysis of our mold spore samples to help insure accurate results.  Within two to three business days of your mold testing, we will send you a complete mold report and property assessment report that explains the types of mold present, the exposure level relative to the exterior of the home, and the level of exposure inside the home.  The report is packed with information on mold issues combined with an easy to read summary that gives you a specific breakdown on the amount of mold spores found in the home.  Protecting yourself and your family from the damaging effects of excessive mold spores in the home with mold testing could not be easier.

Your mold testing professional will determine the number of air samples that will be taken inside the home, along with an outdoor sample to compare the inside samples to as a baseline or control sample.

Your mold inspector will be looking for evidence of mold or “microbial” growth. During your mold inspection we will use a swab or tape lift to sample that growth. Both swabs and tape lifts are used to see if there is evidence of “current or former growth” as a result of water intrusion or excessive humidity causing the growth. Sometimes the dark or discolored “growth” is not microbial growth or black mold and thus, not evidence of water intrusion causing damage to your home. When mold testing, it is important to sample visible growth along with air samples to measure whether or not unwarranted exposure exists for you and your family.

When you order a VIP home and mold inspection from 818 Inspections, you’ll receive an extra level of protection for your home with MoldSafe. For the first 90 days after the inspection, if mold is found in your home that was not present at the time of inspection, you are covered for remediation, up to $2000.


WHAT DOES THIS PLAN COVER?

This MoldSafe agreement covers only repairs as specified and excludes all others. Coverage is included with or without mold testing. Coverage is limited to $2000 in aggregate. Only new visible mold growth, including black mold that occurs after the date of the inspection is covered and does not cover repairs to components that need to be replaced but rather just covers their removal. There are many surfaces that can be treated and cleaned without this removal. This policy does not cover mold resulting from insurable events including but not limited to floods, rain/water intrusion, or any other peril. This is not homeowner’s insurance policy.
